The Perrysburg Township Department of Planning and Zoning oversees all of the planning and zoning related matters that occur within the Township.  This includes issuing zoning certificates, monitoring properties to ensure they’re up to code, enforcing the zoning resolution, and providing informational assistance to the Board of Zoning Appeals and the Zoning Commission.

Grant is a long term resident of the Perrysburg area who likes to help people and assist them in the zoning process. He graduated from Saint Rose Grade School, Perrysburg High School, and Bowling Green State University with dual majors in Insurance and Land Economics. After careers in insurance, real estate, construction, kitchen & bath design, and the home renovation & restoration businesses, he was hired as the full time Perrysburg Township Zoning Inspector in 1999. He is also in charge of the Property Maintenance Code and is a member of the Ohio Code Enforcement Officials Association.

Requirements for Zoning Certificates

A Zoning Certificate is required for construction, enlargement, or renovation of structures including but not limited to a garage, shed, deck, or pool.  Refer to the Zoning Resolution for all structures requiring a certificate. If you have any questions whether a certificate is required, please contact the Planning and Zoning Department at 419.872.8863

A completed Zoning Certificate Application , the valuation of the proposed construction, a drawing of the proposed construction, and payment of appropriate fees are required before a certificate will be issued. Certificates are issued at the Perrysburg Township Planning and Zoning Department, 26609 Lime City Rd, Perrysburg, OH 43551. Monday through Friday, 8:00 am to 4:00 pm.  Appointments are appreciated.

Wood County Auditor Property Search

The Wood County Auditor also maintains a website which can aid individuals in researching properties in Perrysburg Township.  The “Property Search” section offers information such as location, property owner, value, etc.

Property Maintenance

Along with upholding the Zoning Resolution, Mr. Garn is in charge of upholding the Property Maintenance Code. This code is enforced in the entire township, BOTH zoned and unzoned areas.  If you believe there is a potential Property Maintenance Code violation in your neighborhood please fill out this form and submit it to the Township.

Nuisance Violations

Mr. Garn also responds to nuisance complaints, including tall grass, trash, refuse, other debris in yards, or unsafe structures in accordance with Ohio Revised Code Section 505.87.  The Perrysburg Township Trustees approved a policy and procedure for abating nuisance violations.  The document can be viewed here.

Under the direction of Zoning Administrator Grant Garn, the Zoning Commission and Board of Zoning Appeals are responsible for the enforcement of the Zoning Codes in the Township.

The Zoning Commission meets on the second Monday of each month at 6:00 pm. The functions of the Zoning Commission include:

The Board of Zoning Appeals meets as needed on the third Tuesday of each month at 6:00 pm.  The functions of the Board of Appeals include hearing:

  • Requests for variances from the terms of the Zoning Resolution
  • Requests for a conditional use certificate
  • An appeal from the decision of the Zoning Inspector

There are 1,308 townships in Ohio. 736 of these townships are fully zoned by either township or county regulations. 560 of these townships are not zoned. 12 of these townships, including Perrysburg Township, are partially zoned.
